In this episode Jeff Wieland continues to explain the process of building a custom home. On previous episodes Jeff explained Selecting a Builder, Working with an Architect and Designer and Planning before digging & excavation. Today Jeff explains the Framing Stage and starting the Mechanics Stage while building a custom home.
The Framing Stage has lots of moving parts to it. Headers, sizing, beams, trusses, confirming bearing blocks and bearing points all the way down to the foundation, insulation, protecting the home with a moisture barrier, flashing and then finally setting the roof. It's a lengthy process, especially in a larger home. Jeff explains how Wieland Builders goes above and beyond the framing code minimum guidelines while building their homes strong and keeping them protected. The details in these first phases are so important for the structure, mechanics and efficiency of the house.
During the Mechanics stage the HVAC and Plumbers work closely together while laying the piping, duct work, water and gas locations. The Electricians will also be in the home preparing the space with room & appliance outlets, canned lights and preparation for light fixtures and switches. Our designer, project manager, lighting vendor and the homeowner do an electrical walk through with the electrician to ensure proper placement of light fixtures,outlets and switches. The sewer, water, electric and gas is installed and inspected at this time as well.
There is a pre-drywall inspection, landscape review and exterior concrete pour during this phase.
Jeff also explains why it is important to install the brick and drywall separately to avoid issues.
