You’ve heard the phrase many times, “winter is coming!” Well…winter is NOT coming because it’s already here! The days are short, the nights are long, and we haven’t seen the sun in 2 months, which can only mean one thing, it’s a perfect time to buy investment real estate! Well, maybe it’s not the only thing, but it is a great time to buy investment real estate and today, we talk about why! TALKING POINTS (3-5):
  • Introduction
  • Why winter is a good time for investors to purchase real estate:
    • Less competition
    • Motivated sellers
    • Keep your crew(s) busy!
    • Great time to assess the “stress” of the home
      • i.e. drafty windows, ice dams on the roof, etc.
    • Use the tax breaks to your advantage
      • i.e. close the last week of December or the first week of January, depending on what you need
    • Homes can close faster
    • If the work is done quick enough, it could be ready for the spring or summer real estate market to rent or flip
  • What you should watch out for when purchasing investment properties in the winter:
    • Most properties are going to need work – do you have the cash flow?
    • It will take several months to get it rented out and cash flowing.
    • It’s harder to get the exterior items completed
      • i.e. a new roof
  • MAKE SURE YOU KNOW YOUR NUMBERS FOR REHAB PURPOSES!
