It’s the beginning of a New Year, so I’d like to take a step back to reflect on the rollercoaster that was 2024 in the housing markets and gear up for what promises to be an equally fascinating 2025.

Today, I’m joined by Nicola McDougall, chair of PIPA – the Property Investment Professionals of Australia, who has her finger on the pulse of what’s happening in our housing markets as well as a good understanding of all the various players in the property industry.

Nicola and I discuss the unexpected developments in the Australian property markets throughout 2024, the implications of interest rates on my investment strategies, and the ongoing rental crisis.

We also explore the challenges we face as property investors and the impact of government policies on the market, and we share our predictions for the property market in 2025.

Takeaways

  • 2024 was a year of unexpected market conditions but general market resilience.
  • Interest rates are a significant factor affecting property investment and will create a year of 2 halves in 2025.
  • Melbourne's property market has struggled due to various factors.
  • Government policies have made it more challenging for investors.
  • Investors play a crucial role in providing rental accommodation to one third of Australians.
  • The rental crisis has been exacerbated by a reduction in investors.
  • A national outlook is essential for successful property investment as market conditions vary significantly across different regions.
  • Predictions for 2025 suggest continued market fragmentation.
  • Understanding market cycles is key to navigating property investment.
