In this episode of the Property Prophets Podcast, I share a behind-the-scenes look at a recent deal that didn’t go quite as expected—an experience many in real estate can relate to. We were set to close, the seller had signed, but then the buyer disappeared on us at the last minute. After a frantic search, we discovered the buyer's lender needed an appraisal on what was supposed to be a cash deal. On top of that, they hadn’t even submitted their earnest money—a major oversight.

As frustrating as this was, it highlights an important lesson: don’t rely on just one deal to carry you through. In real estate, things will go wrong, and when they do, having multiple deals in the pipeline ensures you're not left scrambling. In this case, we had to pivot quickly, moving toward a double close or a novation strategy to get things back on track.
