Often, clients ask the difference between loan pre-qualification and pre-approval. Pre-qualification involves running your credit score. However, pre-approval goes beyond the credit score and obtains specific documents to determine if a loan is fit for you. These documents include pay stubs, tax returns, bank statements, and similar paperwork.
What’s the worst that could happen? Let's say a buyer starts looking at properties, writes checks, pursues an inspection, and obtains an appraisal. This costs, at least, a thousand dollars already. Then, when the lender or banker reviews all the financial information, the buyer learns they don’t qualify for a loan. Maybe a buyer’s debt-to-income ratio isn’t right. Maybe they didn’t factor in certain expenses to the overall cost.

That’s why pre-approval is so much more important than pre-qualification. It’s more legitimate to be pre-approved when home shopping because it proves to the seller that the buyer is committed. By selling now, you’ll have the opportunity to be a non-contingent buyer in the spring, when there are more houses on the market available for less money. This will allow you to sell high and buy low. 9. You can still restrict showings during the holidays. 8. January is traditionally the month for employees to start new jobs. Since transferees cannot wait until spring to buy, you need to be on the market in spring and winter in order to capture those buyers. 7. Some people are looking to buy before the end of the year for tax reasons. 6. Buyers have more time to look for a home near the holidays than they do during the workweek. 5. Buyers are more emotional during the holidays so they are more likely to pay your price. 4. Houses show better when they are decorated for the holidays. 3. Supply will dramatically increase in January, which means less demand for your home. Less demand means less money. 2. There are three main reasons: You don’t have any money for a down payment. Fortunately, there are programs out there that provide 100% financing, like USDA financing or VA loans. You can also choose a 3% down conventional mortgage or the North Carolina bond program. We can even get you seller-paid closing costs, where the home seller pays a lot of your closing costs. You have bad credit or no credit. Banks realize that bad things happen to good people. Right now, there is a lot of money on the sidelines and banks are waiting to lend it to you. We have lenders on staff who can closely examine your credit report to find out what your best option for financing is. You're stuck in a lease. Leases are there to protect the tenant (lessee) not the landlord. I’m excited to be back with you with the results of the Sizzling Summer Steak Dinner winner! Everybody made it tough - you guys gave us some great questions and some great ideas for future video blog topics that we can give to you. The winner is Jason Carter of Charlotte, who wins a steak dinner for two at the Palm Restaurant! Jason wrote: “When a house is being offered as-is, does that mean more than simply the condition of the house? Is there more information to consider in that as-is blanket statement? For example, could there be outstanding liens that could pop up before closing or maybe unpaid taxes which I would be responsible for?" That’s a great question from Jason. The answer is yes - when you buy a property as-is, it’s all yours. It’s your due diligence and the buyer’s agent’s due diligence to do home and termite inspections, survey, a radon test, chimney test, structural tests, septic/well test, and many others before closing. If both halves of the house break, that’s on you! As far as liens, you can have first liens, second liens, lines of credit, property taxes owed, HOA dues that are due, or title liens. When it comes to titles and title insurance, we like to do a title search at the very beginning so we can make sure there are no clouds on the title. There’s a lot of work to be done when buying a home, especially if you’re buying as-is. A balanced, healthy market generally means about a six-month supply of inventory. Anything less is considered a seller’s market. At this time last year, we were in a slight seller’s market with 4.4 months of inventory. Right now however, we only have a three month-supply of homes. We have also seen the average sale price rise by 8.2% from last year. This proves that sellers are getting their asking prices in this market. You can lock in an absurdly low interest rate. I read an article earlier today that said interest rates were at a historic 41-year low. A 30-year interest rate right now should be somewhere around 3.5%, with a 15-year rate being around 2.5% on average. These conditions make our market a win-win for buyers and sellers. You can continue to rent and make your landlord rich, or you can lock in an absurdly low interest rate and make the same payment for 15 or 30 years.
