When a young Eva Kollisch arrives as a refugee in New York in 1940, she finds a community among socialists who share her values and idealism. She soon discovers ‘the cause’ isn’t as idyllic as it seems. Little does she know this is the beginning of a lifelong commitment to activism and her determination to create radical change in ways that include belonging, love and one's full self. In addition to Eva Kollisch’s memoirs Girl in Movement (2000) and The Ground Under My Feet (2014), LBI’s collections include an oral history interview with Eva conducted in 2014 and the papers of Eva’s mother, poet Margarete Kolllisch, which document Eva’s childhood experience on the Kindertransport. Danny Aguirre: From Dancer to Real Estate Investor Welcome to another episode of our podcast! Today, we have a special guest, Danny Aguirre, who will take us on a journey from being a rebellious kid to becoming a skilled dancer and eventually a successful real estate investor. Let's dive in! A Journey of Passion and Perseverance Danny shares his incredible journey of pursuing his passion for dance. From a young age, he was drawn to the art of movement and became a skilled dancer, eventually joining one of the best dance crews in the world. His dedication and hard work paid off, but his journey didn't stop there. After his time in the military, Danny transitioned into the world of sales and marketing for a real estate software company. However, his entrepreneurial spirit led him to leave that job and pursue a career as a full-time real estate investor. He started by buying storage properties and wholesaling properties, facing the challenges of being a dancer in the real estate industry. The Impact of Family and Fatherhood Danny's family has played a significant role in his life. While his grandparents always supported his creative pursuits, his relationship with his father was more complex. Danny reflects on the strict upbringing he had and the mixed feelings his father had about his choice to pursue dance. Despite their rocky relationship, Danny acknowledges his father as his biggest hero and appreciates the lessons he taught him about hard work and perseverance. Now, as an adult, Danny plans to pass on these lessons to his own children, but with a more open and communicative approach. He values the importance of parental influence and the impact it can have on shaping one's values and work ethic. From Wholesaling to Financial Freedom Danny shares his current business ventures, managing storage facilities and wholesaling single-family homes. He plans to expand his wholesaling business, hire more agents, and help them achieve financial freedom. His approach to wholesaling involves considering the needs of sellers and formulating multiple offers. He also discusses his goal of making $20,000 net each month and reaching a total income of $250,000. Danny shares various creative finance tools and strategies he learned from a mastermind group, including using zero interest credit cards to make money through wholesaling. His determination and willingness to learn have helped him skyrocket his success. Achieving Success Through Perseverance Danny's journey is a testament to the power of perseverance and the importance of personal and professional growth. He emphasizes the significance of counseling and self-development in his own journey. Health and fitness also play a crucial role in his life, and he looks forward to starting a family in the next five years. As we wrap up this episode, we want to thank Danny for sharing his inspiring story. 1 Here's How House Hacking Actually Works & Building a Foundation with your Partner w/ Ian Jimeno 23:15
Check out this insightful podcast episode on house hacking in real estate investing! Hosted by Taylor Cu and featuring guest Ian Jimeno, they discuss two main strategies: renting out individual rooms in a larger property and converting a basement into a separate rental unit. They emphasize the importance of knowing the local market and considering factors like electrical lines and property layout. Ian shares his experience of renting out rooms exclusively to young professional females and mentions popular websites like Zillow, Apartments.com, Trulia, and Hot Pads for listing rooms. They also touch on the dynamics of working with a partner in real estate and the importance of mutual support. Bio: Ian Jimeno started his real estate journey back in 2019 in San Diego when he attended a real estate seminar for free beer and food. Little did he know that the seminar would change the course of his life forever. While still working as a Geologist, he and his wife, Kat, decided to purchase an off market duplex in San Diego and rent out as many rooms as possible to mitigate the expenses. After uncovering how fruitful the investment came to be, Ian and Kat continued on their real estate journey by purchasing their next home in Parker, Colorado, and just closed on their third house hack in early May. They also invested in a 44-unit apartment complex in Austin, Texas, where they are realizing the power of leverage, control, and economies of scale while investing in multifamily complexes. After moving to Denver, Ian realized that he was spending his hours after work looking at investment properties and analyzing deals. He thought, “If I’m doing this from 5 to 9, I might as well make it my 9 to 5”. He is now a licensed Realtor on The FI Team led by Craig Curelop himself. Ian’s ultimate goal is to reach financial independence in 6 years so he can live the “nomad life” with his wife, Kat, and his dog, Archie. In this episode of the Taylor Cu podcast, guest Seth Gilmore, a consultant from MB Exchange, discussed the strategy for applying to business school. He explained that while a high GMAT score and a 4.0 GPA are important, they are not the only factors that business schools consider when selecting students. "It's not just about the numbers," said Gilmore. "Business schools are looking for applicants who can demonstrate leadership, teamwork, and other qualities that will make them successful." Gilmore suggested that applicants should have a clear long-term goal, think of what they want written on their tombstone when they are gone, and strive to make a difference in the world. He also encouraged applicants to look into the website Poets and Quants to get more information about business school applications and admissions, and contact a consultant to help them strategize their career path in order to have the best stories to tell. Finally, Gilmore emphasized the importance of brand name when applying to business school, and how it is industry standard to use a consultant. "It's important to have a good brand name on your resume," he said. "It's important to have a consultant who can help you strategize your career path and make sure you have the best stories to tell."
